What Is Building Maintenance, And Who Manages Maintenance Work?

Building maintenance and management are of very high importance. Building managers organise, control and coordinate the strategic and operational management of buildings and facilities to ensure the effective and efficient operation of the building from the physical aspect, to creating and ensuring a safe and healthy environment.  They are responsible for making sure multi-unit and communal buildings remain safe, commercial, public and industrial buildings remain healthy and productive. There are multiple behind the scenes work required including the management of staff to make sure that the building is managed and maintained properly to make it comfortable for all users.

  

Multiple tasks are involved in maintaining the building, including security, repair maintenance, and cleaning all open and common areas. It involves using equipment to maintain, inspect and repair all electrical systems and maintain air conditioners and heaters. There are various types of workers that play a critical role in fulfilling responsibilities of Building Management Rhodes.  

Maintenance Trades 

Teams of different technicians/trades, coordinated by the building manager, gathers to perform different services like inspecting, maintaining, and repairing systems of the building including water, HVAC, and electrical systems. Different tasks are assigned to different trades, and they work and provide daily and weekly reports to the building manager who supervise all their tasks.   

Building Manager 

The building manager’s task is to plan, manage and assign the work to maintenance workers and technicians/trades according to the building’s needs. Building managers then review the work of staff and contractors and look at short as well as long-term objectives.   

Cleaners 

Cleaners are the individuals that handle cleaning services of the actual facility and buildings. The cleaning services include washing windows, vacuuming carpets, mopping floors, glass doors and more.
